SUBJECT: DESIGN REVIEW
Museum of African Art- Residential Portion, 2280 Fifth Avenue, MN

Drawings for the above referenced project were received on April 2, 2006. The submission was reviewed for compliance with the zoning resolution, the Milbank-Frawley Circle East Urban Renewal Plan and HPD's design guidelines for new constructiion.

This project is heereby receiving schematic design approval.

  • Zoning calculations appear to be compliant.
  • Most dwelling units meet or exceed HPD's design guidelines for new construction.

The following item must be revised prior to the design development phase. Please refer to BDR/DACE;s memo issued 02/14/2006 for details:

  • Unit H, 4th floor plan. "All units must have a linen closet (at least 1'-5" deep and 2'-0" wide) and a coat closeet (at least 2'-0" deep and 3'-0" wide), separate from bedroom storage." This guideline cannot be waived (provision of sorage and gross square footage are unrelated items). Unit H is lacking a linen closetg and must be corrected.

No further submissions are required. Confirmatikon that the above mentioned design change has been implemented would be appreciated.
